ADAC Survey: Charging in Multi-Family Homes Often Nonexistent

Anyone wishing to charge their electric car in the underground parking garage of a multi-family house often looks down the tube. While the possibilities for charging there have improved, they are still insufficient. According to a recent survey conducted by ADAC following their initial survey of housing companies and property managers in 2019, the expansion of private charging options in multi-family houses has barely progressed. The sobering result: Only eleven percent of multi-family houses have at least one outlet for charging. Three years ago, this figure was two percent. Wall boxes and charging stations are now available in seven percent of properties, compared to two percent in 2019. Four out of ten power connections are operated with green electricity, more than twice as many as in the last survey.

Encouraging: Nearly one-third of the companies surveyed (30 percent) whose properties do not yet have charging options are planning a corresponding expansion. The proportion of undecided respondents is also decreasing: 26 percent of the companies surveyed are still unsure whether they will install charging options (2019: 49 percent). For two-thirds of all properties that already have charging options, the companies plan to add more within the next two years.

Chicken-and-Egg Problem: Still Insufficient Demand

Apparently, clear, service-oriented complete solutions would strengthen the expansion: Over half of the companies (53 percent) that do not yet manage a property with charging facilities are looking for "one-stop-shop" offers for the installation, including planning, assembly, commissioning, and billing. 55 percent of the respondents stated that funding programs would be helpful in making a decision in favor of charging infrastructure. However, a sticking point still seems to be the insufficient demand from residents. 46 percent of companies without charging facilities state that this is their reason for their reluctance to install. Three years ago, this was still 79 percent.

Since the amendment of the Condominium Act (WEG) on December 1, 2020, it has generally been easier for tenants and owners in apartment buildings to enforce a charging facility at their parking space. Around a third of the surveyed companies have registered increased inquiries about expansion since then.
